Have a local credit union?
I got 1.99 in March. I have 2 local credit unions that I frequently refinance between.
They tend to offer 1-3% cash back when you refinance. Only fees are the $12 county Lien filing fee.
One time one of them was silly enough to offer 3% cash back and if they did not beat your current rate by 1% they would pay you $500 cash.
I had a rate of 1.89 at the time. Best they could do was 1.75. I said sweet I’ll take it and just knock the 3% and the $500 off my principal.
They had no clue how to write up the $500 and transfer the loan with 3% back. I said I don’t care how you write it up or you have to just give me cash I’ll immediately drop on the principal.
Made a bit over $1200 on that deal.
They quickly ended that promotion and never have I seen them offer anything like it again.
