05 Eddie Bauer in NJ

Hey guys, been reading the forums since I purchased my Expedition 2 weeks ago.
I was just coming off of a 3 year Kia Sorrento lease and needed to get into something with minimal to no car payment. Talk about right time right place, my father in law was talking to a friend who had taken his wife's Exped to trade it in for a new one that same day. Fortunately for me, they gave him a trade in price but didn't have the truck they were looking for so he decided to sell it to me for the trade in value, which leaves me with NO car payment.
I pretty much agreed to purchase the truck sight unseen because my father in law knows how well this guy takes care of his vehicles and I was nicely surprised when I picked this truck up. Looks to have been garage kept and rides like its brand new. Not to mention all the bells and whistles of an 05 Eddie Bauer.
Mileage is high at 167k, but the trans was replaced 6 months ago and the brakes were done at the same time. All of the minor imperfections that I noticed about the truck are pretty much all of the exact issues that I've read about on here. Rear wiper seized up, adjustable pedals stuck, weird splotchy paint on the lift gate and pretty terrible fuel economy haha.
Not looking to put a ton of money into this truck, although there are some small projects I have planned for it such as fixing the rear wiper, which I already removed and am just waiting to order that transmission piece.
The cruise control sets and accelerates but will not decelerate, I'm thinking it might just be the actual button itself but I'll live without it if it something bigger.
The emergency brake seems to have lost its tension so that's something I'd like to work.
In my 2 weeks with the truck, I've been averaging 11mpg with about 90% of my driving in the "city". I actually have been very gentle with the accelerator and trying to use the weight and momentum of the truck as much as possible but it seems like there isn't much to be done about the mileage. I've wondered if the tuning could be off from the transmission swap but I'm not sure that the mileage was any better before that.
I'll need a set of tires in the next 6 months and I'm looking at the Nitto Grappler G2's or the BFG KO2 probably in a 275 or 285/70/r17.

All in all, I love the truck and hope to get a few good years out of it. It's nice to own a vehicle again and be part of a forum where people share lots of good info.
