I have a 2003 expedition eddie bauer 4x4. Looking at a set of 18x9 with a -12 offset and a backspacing of 4.5. With a set of atturo trail blade xt's 35x12.5r18s. I also have a 3/2 lift that will be installed at the same time. question is will this -12 offset and 4.5 fit? with out without running boards?

Not sure but I have 305/45s on 22x9.5s with a +30 offset. They are close top flush with the fenders. These would stick out an inch or so more. I've never had a lift or larger tires on one of these truck so I can help you more.

my other choice is a 17x8.5 with -12 offset and 295/70r17 or a 35x12.5 but both set of rims they have on sale are -12 offset

Ok. I have never ran aftermarket rims on my expo. I have had a set of 285/75/17s but they were on stock rims so they were still tucked. Anyone running a -12 offset rim chime in!

I used one on another website and it told me that with a 17x8.5 -12 offset and the 4.5bs it should be 23.3mm further away from suspension strut and the outer rim will stick out 48.7mm more than stock with 265/70s
